Why Home Buyers Get A Home Inspection

A home inspection is the first step to protecting your biggest investment.

  • Contractors cut corners.
  • New home builders make mistakes.
  • House flippers know how to hide defects.

There is a lot to know about a properly installed and maintained roof, heating & cooling, electrical, plumbing, framing, and other systems of a house.

We have different home inspection services depending upon your needs.

  1. Pre-Offer Inspection
Need answers before you submit your offer? A Pre-Offer Inspection is a shortened inspection so we can look at specific items you want to know about before you submit your offer. Some home buyers just want the roof inspected. Other buyers want to know about the HVAC system. Or we can look at electrical, plumbing, or foundation before you make your offer. A “Pre-Offer inspection” is an exclusive and trademark protected creation of SacPro Home Inspections, Inc.
  2. Home Inspection
Has your offer been accepted? Get a full home inspection. A full home inspection is done before closing, looks at eleven (11) different systems of a home, and helps home buyers identify existing and potential problems.
  3. Pre-Drywall Inspection
A Pre-Drywall Inspection is for new homes or remodels. During the construction process a Pre-Drywall Inspection we will look at framing, foundation, electrical, and plumbing installations in the walls before they are covered up by drywall.
  4. Thermal Inspection
An add-on service, our affordable thermal imaging service during a home inspection sees what the eye cannot. Did that stucco crack or missing caulking allow water into the walls? Is a wall switch or circuit breaker overheating? Better to figure it all out now, before buying the home.
  5. Pool & Spa Inspection
Most pools and spas have substantial deficiencies. These deficiencies may affect the longevity of the equipment and pose a risk to personal safety. A pool and spa inspection looks at compliance with California law regarding drowning prevention safety features, electrical shock prevention features, properly installed filtration and pump equipment, and dozens of other items. This add-on inspection is just $50 when purchased along with a full home inspection.
  6. Decking System Inspection
There are more than 46 million decks in the United States, and about 80% of them are structurally deficient. Each year in the United State there are more than 6,000 people who suffer serious injuries, life long disabilities and even death from a balcony, deck collapse or deck failure. Our decking system inspections look at structural components and construction methods.
